CHINOOK BEND R.V. RESORT & MARINA

May 25th, 2006

“Who’s running the place”

Hello fellow members, I would like to welcome you to the 2006 spectacular camping season. I am John Telban, the new owner and fellow team member of several who have committed to bringing you and your family a great fishing and camping year.

There is so much I want to tell you, but for the sake of time I will try and highlight what is in progress, what is going to be upgraded and what will stay the same.

Before I get into the resort business, I would like to take a minute and tell you about myself, my wife and the staff who have committed to serving your interest and the continued progress of Chinook Bend Resort.

I am 48 years young and have a very high energy level. I am married to a very patient and understanding wife of 23 years. Natalie is my wife and partner and when necessary, my critic, but above all, always supportive in my business ventures. Natalie works for the Roseville (Cal) Police Department for over 20 years, and serves the community as a 911 dispatcher, so as you can tell, “she is always telling me where to go”

I am currently employed as a police officer for the City of  Folsom, I have served in the community of Sacramento Cal. for 27 years and currently hold the title of Lieutenant. I am very proud of the law enforcement and fire protection service and when I retire, I will miss it dearly.

The staff I have brought with me to the Chinook Bend Resort are two cousins, who are brothers; Warren (Mac) and Donny Mc Daniel.

Mac will work as Chinook Bend Resort manager overseeing the day to day operations and trying to keep me grounded and out of trouble. Donny, his brother will serve as our camp host and will live on-site in his 5th wheel.

Jo Ann (Mac’s wife) will work in the store and answer telephones taking reservations and answering questions. She has been instrumental in helping us get our stores up and running for this year’s season.

My very close friends, Kenny Martinoni and Bob Collin have been by my side since I got this wild idea of buying a resort. Kenny is currently working as a Folsom Prison Guard and has done so for over 25 years, and Bobby is a retired Placerville (Cal) police officer, so to say the least, “you all are in safe hands”

Cousin Billy Pennell has been especially supportive and arrived just today to set up a computer system that will allow us to take reservations, control inventory and allow on-line booking of campsites. He is a great guy and you will love him when you meet.

Cook Vic Kane, a close friend and excellent chef is on board and whipping our kitchen into shape. Besides being a great cook, he is accomplished in business and in his prior life, a Policemen from Pennsylvania.

 “What’s changing around the resort”

Water..water..water..is changing. We have begun the change over from spring water to Lincoln City water.  “why, you ask” well, the water that we were capturing from the spring across the Siletz River  was great, but not practical. Besides the many hours of labor behind keeping the system running, and the documentation that needed to be done on a monthly basis, the water lease had also ran out with Boise Cascade Lumber Company. The Department of State lands did not want to negotiate another lease for the water use. Currently we are still using the old system but the new water system should be up and running in no time, so that explains the long open trench from the upper road to the camp ground.

New Gravel. As we speak, new gravel is arriving daily. The plan is to slightly raise the main roadway into the park so that the chuck holes are filled in and the road can also serve as a water barrier in the winter months. We are exploring a system that will wet the roads in the summer months to keep the dust down.

Upgrading the Electrical. We have inspected the electrical panels in the park and feel that all should be replaced. We are working to repair what is in the park now, and hopefully begin to replace the old with a new system that is user friendly and water tight. This work is a in-progress project. Eventually we will have several 50 amp service panels for use by members who have the bigger coaches.

Docks.” a hot topic”. Well. this has to be the most asked question of me by members. So I am extremely aware how sensitive this issue is. The staff and I have had several meetings on this issue and are exploring several options. The best option I see is to add more docks. I have been in contact with the Department of State Lands and they seem supportive of the idea. They want a full plan from us to consider the addition of docks. . but for this season, we will work on setting up a fair and equitable plan that will favor the Chinook Bend members over any other affiliation or the public. I would appreciate any suggestions or constructive criticism that you may have. This will help us in coming up with a plan that is fair for all.

The Future Has Arrived..” New computer networking system” OK if your like me, computers are a pain in the butt, but the reality is that this resort cannot continue to function without them. So we bought a campground resort software system. What that means for you is that you can now make your reservations over the web, you can confirm your reservations and view a site map. So you know exactly where you are going to be staying when you arrive.

The computer system is new, so keep an open mind while we work out the bugs. The computer system will retire seven clip boards and tons of paper that is currently being used in the office. The system will also allow us to track our inventory and do some of the day to day paper work that we had been doing by hand.

The Barn. ”cows in retirement” Ok, before anyone panics, the cows are still housed in the barn, but for now, all are packed away safely upstairs. The reason is that we as new owners would like to establish are own identity in this beautiful building. But before we can do anything, all has to be packed away so we can paint and do some minor remodeling. The store will be expanded to allow us to offer you a larger variety of goods. One of the goods that we would like to offer in the very near future is fishing license along with a larger variety of bait, fishing gear and clothing. I would encourage you to send us your thoughts on what you would like to see carried in the store.

Some other additions to the barn. A reading room, a T.V. Lounge, A pool table, use of the commercial kitchen by members, a weight room and several other member friendly options.

New Paving. Up around the barn, we are exploring paving around the barn. This will cut down on the dust in the summer and the mud in the winter. We are expanding our upper parking by adding approximately 10,000 yards of top soil. The dirt has begun to arrive and this should be an ongoing project thru June.

Camp Fire Pits. We are currently working on purchasing permanent fire place pits. A select number of camping spots will have the fire pits which will allow you to have camp fires during the allowed season.

Rental Options. We have purchased several camping trailers, these trailers will be available for members who would like to drive to the resort but not tow or drive their R.V. These trailers will be set up and ready for you or your visiting family to camp in for a nominal fee.

We will also offer for rent:  Kayaks, bicycles, golf carts, fishing poles, boats and eventually small log cabins. The cabins are currently being designed and hopefully be here before this season is over.

The Old House. The rental house on the property will soon be vacant with the tenant moving to the Tahoe area. This will allow us to start work on remodeling, and serve as a extended stay for member’s friends and family. The five bedroom house will be converted into a double occupancy boarding house complete with new bathrooms and extras such as a hot tub and large reading room. This will all be available to the members of Chinook Bend.

OK, now you ask “what’s not changing”  YOUR DUES are staying the same, no change. Your right to make reservations and take priority over other affiliates or the public.

It is our intention to give you and your family the best camping vacation possible. We want to continue to be a destination of choice for you and serve your needs to the best of our ability. I encourage you to send me E-mail, letters, telephone calls or stop in and give me your suggestions. Thanks for allowing me to become involved in what is a great place of yours. Watch your dues work on improving what is already the paradise of Oregon.

Best wishes and m looking forward to meeting you this season.

 Sincerely.. John Telban and Staff
